Oahu Regal Theatres to get luxury treatment, reduce seating


Let the theater wars begin.
The Regal Theaters at Windward Mall in Kaneohe and at the Pearl Highlands Center in Central Oahu are getting upgrades to match the glitz and glamour of the new luxury theaters recently developed in Kapolei in West Oahu. Regal Theaters officials confirmed these projects to Shimogawa Scoops.
The renovations include reducing the seating at these theaters. For instance Windward Mall's theater will reduce seating by about half to 924 seats from 1,822 seats, public records show.
Kamehameha Schools, which owns Windward Mall, recently filed a $650,000 building permit with the City and County of Honolulu's Department of Planning and Permitting for the project, which also involves remodeling the 10 auditoriums, remove seating, renovating 11,160-square-feet of the total 26,111-square-feet of the theater, new seating, aisle stairs, handrails, aisle lighting and upgrading the break room.
Donna Olsen Ballard, president and principal architect of California-based BB Architects Inc., is listed as the architect for the renovation.
Meantime, the Regal Theater at the Alexander & Baldwin Inc.-owned Pearl Highlands Center, is getting an even bigger makeover, including reducing seating to 887 seats from 2,209 seats. About 13,279-square-feet of the 12-auditorium theater's total 41,429-square-feet is being remodeled. A&B recently filed a $1.5 million building permit with the city for the project, which also lists Olsen Ballard as the architect for the project.
These upgrades follow the recent openings and renovations to other theaters across Oahu, including the new Olino by Consolidated Theatres at DeBartolo Development's Ka Makana Alii mixed-use shopping center in Kapolei and the new Regal Kapolei Commons 12, both dubbed as luxury theaters. The Kobayashi Group and The MacNaughton Group own Kapolei Commons. Consolidated Theatres Ward 16 at The Howard Hughes Corp.'s Ward Village in the Honolulu neighborhood of Kakaako also recently underwent a major renovation. Consolidated Theatres Pearlridge 16 plans to reduce seating and use that space for more retail space.
